Using Architecture Photography to Fill Multifamily Vacancies

YardHomes for Gables Residential

Yardhomes is a new Multifamily development in Texas managed by Gables residential. The goal with this project was to create a high-end hospitality-style set of photography geared to accelerate occupancy as construction neared completion.

According to Zillow's 2024 Rentals report, 86% of renters searched and narrowed their options online and 20% took no in-person tour - demonstrating that a media-rich listing is a serious competitive advantage. Additionally, 73% of renters (according to RentCafe's renters survey of 10,110 respondents) stated that interior photos were the most influential element of listings, with 77% of renters wanting photos of the "exact unit."

Considering median rents, revenue recapture per 100 units, on average, can be as high as $28,617 in as little as five days or as much as $171,700 in 30 days.

Increasing occupancy in a high-end multifamily development can increase operating ROI by orders of magnitude compared to the production cost of a high-end architecture & design photo shoot.
